Conveyancing in Brisbane

Buying or selling a house, unit or townhouse in Brisbane, handled by a law practice. We quote our fee before we start, explain every search, and chase the dates so you don't have to.

Conveyancing for Brisbane buyers and sellers

Everything between a signed contract and the title being in your name.
We review the contract before you sign and, where we can, negotiate it. Then we manage the conditional period, where finance, building and pest and any special conditions each have their own date and notice. We order and explain the searches, work out the adjustments for rates and levies, deal with transfer duty, and liaise with your lender and the other side through to settlement and registration. If you're selling, we prepare the seller disclosure statement every Queensland seller must now give before the buyer signs.

What's different about Brisbane property

Units, body corporates and flood information come up more often here.
A lot of Brisbane property sits in a body corporate, from inner-city apartments to suburban townhouses. That means by-laws, levies, the sinking fund and the body corporate's records, all of which we check before you're committed. Parts of Brisbane are also flood-affected, so it's worth checking the council's flood information for the property before your conditions run out, and we'll tell you how. Our professional fee is fixed and quoted in writing before we start. Searches and registry fees are itemised separately, and transfer duty is set by the Queensland Government.

Looking for a different property service?

Property matters rarely arrive one at a time. A sale funds a purchase, a lease sits under a business, an estate has a house in it. The pages below cover the rest of what we do, and if you are not sure where yours fits, call 0483 980 001 and we will point you the right way.

Why Stanford Legal

A fixed fee, an explained process, and one person on your file

The complaints people have about conveyancing are almost never about the law. They are about not being told what is happening, and a bill that arrived larger than the quote. We fix both by quoting in writing, itemising the searches, and telling you when something moves rather than waiting for you to chase.

QUESTIONS

Frequently asked questions

Can't find the answer you're after?
Do you do conveyancing across Brisbane?
Yes, for houses, units and townhouses across Brisbane and the rest of Queensland, from our office at Level 4, 95 North Quay, Brisbane City.
Do I need a conveyancer or a solicitor in Queensland?
In Queensland, conveyancing work must be carried out by a law practice. Other states license conveyancers as a separate profession, but Queensland does not, so your transfer is being handled under a solicitor wherever you go. The practical question is whether there is a lawyer available when the contract turns out not to be standard.
How much does conveyancing cost in Brisbane?
Our professional fee is fixed and quoted in writing before we start. Searches and registry fees depend on the property and are itemised separately, and transfer duty is set by the Queensland Government.
How long does conveyancing take?
A standard Queensland contract runs around 30 days from signing to settlement, with 45 or 60 days common where a loan or a related sale is involved. Delays, when they happen, are usually finance or a search that came back with something on it.
Can you help if I've already signed?
Yes, and call us the same day. Once the contract is signed the cooling-off period and every condition date are already running, so the sooner we have it the more options you have.
Do I have to come into the office?
No. Most of it can be done by phone and email, and settlement is electronic. If you'd like to meet, we're at Level 4, 95 North Quay in Brisbane City, or at Springfield Tower.
What should I check when buying a unit in Brisbane?
The body corporate records: the levies, the sinking fund balance, any special levies, the by-laws, and any disputes or major works coming up. We order and read the body corporate search for you before your conditions run out.
What if something goes wrong at settlement?
It happens, usually because the other side is not ready or a bank has not released a mortgage in time. Electronic settlement makes it visible immediately rather than after the fact. We will tell you the same day, advise on whether interest or a penalty applies under the contract, and press for the shortest possible delay.
