Property Law

Property lawyers in Brisbane

Legal help with buying, selling and leasing property in Brisbane, from contract reviews to commercial leases, from our office at Level 4, 95 North Quay, Brisbane City.

Buying and selling property in Brisbane

Get the contract checked before you sign, not after.
Most property problems start with a contract signed in a hurry at an open home or an auction. We review the contract before you sign, explain the special conditions, and negotiate where we can. For buyers we manage the finance and building and pest dates, the searches and settlement. For sellers we prepare the seller disclosure statement every Queensland seller must now give before a buyer signs, and take the sale through to settlement. If you're buying off the plan, we check the sunset date, how the deposit is held and what the developer is allowed to change.

Leases, body corporates and co-ownership

Property law is more than buying and selling.
If you're leasing a shop or office, we check the lease before you sign: the rent and how it's reviewed, outgoings, assignment and make good, and, for retail premises, whether the Retail Shop Leases Act applies. If you own in a body corporate, we can help with by-law disputes, levies and the body corporate's records. We also advise on co-ownership, including the difference between joint tenants and tenants in common, and on transferring property between family members.

Property matters rarely arrive one at a time. A sale funds a purchase, a lease sits under a business, an estate has a house in it. The pages below cover the rest of what we do, and if you are not sure where yours fits, call 0483 980 001 and we will point you the right way.

OUR ACCREDITED NETWORK

Why Stanford Legal

A fixed fee, an explained process, and one person on your file

The complaints people have about conveyancing are almost never about the law. They are about not being told what is happening, and a bill that arrived larger than the quote. We fix both by quoting in writing, itemising the searches, and telling you when something moves rather than waiting for you to chase.

QUESTIONS

Frequently asked questions

Can't find the answer you're after?
What does a property lawyer do?
Reviews and negotiates contracts, manages the legal steps of buying or selling, prepares seller disclosure statements, checks leases and body corporate records, and advises you when something goes wrong.
Do I need a conveyancer or a solicitor in Queensland?
In Queensland, conveyancing work must be carried out by a law practice. Other states license conveyancers as a separate profession, but Queensland does not, so your transfer is being handled under a solicitor wherever you go. The practical question is whether there is a lawyer available when the contract turns out not to be standard.
Can you review a contract before I sign?
Yes, and it's the best time to do it. Once you sign, the cooling-off period and the condition dates start running, so send it through as early as you can.
What is a seller disclosure statement?
Since 1 August 2025, Queensland sellers must give buyers a disclosure statement and the prescribed certificates before the buyer signs the contract. We prepare it for you and check it's complete.
Do you review commercial and retail leases?
Yes, for tenants and landlords, including retail shop leases. We explain the rent reviews, outgoings, assignment and make good before you sign.
Do I have to come into the office?
No. Most of it can be done by phone and email, and settlement is electronic. If you'd like to meet, we're at Level 4, 95 North Quay in Brisbane City, or at Springfield Tower.
Joint tenants or tenants in common: which should we choose?
As joint tenants, if one owner dies their share passes to the other automatically. As tenants in common, each owner's share passes under their own will. Which suits you depends on your relationship and your estate plans, and we'll talk it through before you buy.
What if the other side doesn't settle on time?
We'll tell you straight away, explain your options under the contract, and act on your instructions, which can include a formal notice requiring the other side to settle.

We're here to help you.
